Project Summary

The Ka'iminani Drive Workforce Housing project is proposed to be developed on approximately 27.5 acres of State land in North Kona.

While in the early feasibility and planning stages, the site is envisioned to provide both homeownership and rental opportunities for households earning up to 140% of Area Median Income (AMI).

Currently targeted are single-family lots above Ane Keohokālole Highway that would offer leasehold homeownership opportunities with multi-family rental units situated below Ane Keohokālole Highway.

Project Status

The County of Hawaiʻi and its consultant have completed the surveys and work necessary for the transfer of the management of the land from the State to the County. The State will issue an Executive Order (EO) to transfer the property to the County in the near future.

Meanwhile, the OHCD has contracted with an engineering firm, Community Planning and Engineering, Inc., to conduct a due diligence and feasibility study for the workforce housing project. Once this work is complete, the OHCD will be in a better position to determine if the proposed housing project is feasible.

The study will include the following:
  • Archaeological inventory survey (AIS) including field studies and archeological background review to ensure that any archaeological or cultural sites are properly documented
  • Topographic and Boundary Studies
  • Environmental assessment including flora and fauna surveys
  • Traffic impact assessment report (TIAR)
  • Utility availability
  • Soils analysis
